Brentwood, Tennessee has a reputation for a reason. But after more than 10 years helping families land in this area, there's one community that consistently surprises people — and most out-of-state buyers have never even heard of it.

It's Witherspoon. And when somebody asks me where to live in Brentwood, it's my first thought.

Here's what it actually is, what it feels like to live there, and what the homes really cost.

What Witherspoon Actually Is

Witherspoon is a 263-acre enclave of 153 custom homesites, developed by Ford Classic Homes and CPS Land alongside 11 of Middle Tennessee's finest custom builders.

The architecture pulls from American, English, French, and Italian influences. Drive through the neighborhood and you'll notice immediately: no two homes look the same. That's not an accident — it's the direct result of how the community was developed.

The architecture is beautiful. But what makes people fall in love with Witherspoon is what it actually feels like to live there.

The Lifestyle: Walkability Is the Whole Point

The single biggest thing that makes Witherspoon different is, without question, the walkability.

It was designed as a village-style community. The streets are narrower. The front porches are deeper. The sidewalks connect everything. The entire design philosophy was built around a simple idea: neighbors should actually know each other.

You see it the moment you drive through. Kids riding bicycles. People walking their dogs. Families out on the front porches. It's the old-school neighborhood feel — but with spacious luxury homes.

The community also connects directly into the trail system. Crockett Park, one of Brentwood's most beloved green spaces, has sports fields and miles of paved trails right out your door.

When we first moved here, we probably didn't prioritize getting connected to a community as much as we should have. Looking back, this transition is so much easier when you have a neighborhood that naturally gives you the opportunity to meet people and get involved.

For anyone relocating from out of state, that matters more than you might think. Casey and I talk about this a lot. Witherspoon does it really, really well.

The Amenities and HOA

Even the entrance tells you how thoughtfully this neighborhood was designed — you come in around a European-inspired roundabout that sets the tone for the whole community.

What You Get

Clubhouse — gathering spaces, a full kitchen, and conference space

Two pools — one for adults, plus a dedicated children's pool

Pavilion and green space — right alongside the clubhouse

Trail access — direct connection to Crockett Park

A lot of the amenities are centered together in one part of the community, which keeps everything easy to get to.

The HOA covers all of it and runs about $350 a month, depending on your section of Witherspoon. For a community of this caliber, that's a very reasonable number.

Schools You Can Actually Walk To

Schools and location are the two things almost every family asks about first. Witherspoon does well on both.

The community feeds into Williamson County Schools, consistently ranked among the top school systems in all of Tennessee.

School Distance
Crockett Elementary Within walking distance
Woodland Middle Walkable
Ravenwood High About a 5-minute drive
Brentwood Academy (private) Roughly 10 minutes
Christ Presbyterian Academy (private) About 15 minutes

In a luxury neighborhood at this price point, being able to walk your kids to school is genuinely rare. That's worth paying attention to.

Location and Commute

I-65 access puts Witherspoon in a strong position for just about any commute in the region:

15 min
to downtown Nashville
~10 min
to Cool Springs
25–30 min
to the airport

If you work in Cool Springs — and a lot of the executives we work with do — that roughly 10-minute commute is hard to beat for a neighborhood of this quality.

Home Prices and What You Get

Homes in Witherspoon start around the low $2 million range and go well over $5 million. These are all custom builds, from about 6,000 square feet to over 11,000 square feet.

Inside, you get the finish level you'd expect at this price point:

Soaring ceilings

Open-concept kitchen and great rooms

Designer finishes throughout

Two bedrooms on the main level in many homes — something more and more families are asking for specifically

Elevators in some homes

Four-car garages are fairly common

Private, well-treed lots with trail access right from the property

Who Witherspoon Is For

The person who gravitates toward Witherspoon is someone looking for a combination: a really high-quality custom home, and a neighborhood that gives you the opportunity to be connected if you want to be.

You still have your own space and privacy. But you also have the sidewalks, the trails, the amenities, and the common areas that make it easy to get out into the neighborhood and actually meet people.

The Honest Trade-Off

Average lot size here is right around half an acre. So if what you want is sprawling acreage and maximum privacy, Witherspoon may not be the perfect fit — and there are better options elsewhere in Brentwood for that.

But if you want a place where your family can put down roots, with exceptional architecture and resort-style amenities, this is a very hard community to beat in Middle Tennessee.

The Bottom Line

If Brentwood is on your radar and you're looking for a luxury neighborhood that still feels connected and livable, Witherspoon is one I'd absolutely have on the list.

And if you're trying to figure out whether Witherspoon or another Brentwood community makes the most sense for your family — that's exactly the conversation we like having, long before anybody looks at a listing.
