Moving to Westhaven Franklin TN: The Good, the Great, and the Not-So-Great

The Westhaven community is one of the most talked-about neighborhoods in all of Franklin, Tennessee — and for good reason. It's considered one of the top master-planned developments in the entire country. Drive through it for the first time and it honestly feels like Disneyland. But as we always tell our clients: that doesn't automatically mean it's the right place for you.
We're Kyle and Casey Wallace, your go-to real estate team in Franklin, Tennessee. Today we're diving into the good, the great, and the not-so-great about living in Westhaven — so you can decide whether this is just a cute place to visit, or the community you should actually call home.
What Is Westhaven?

The best way to understand Westhaven is not to think of it as a neighborhood within Franklin — think of it as its own private town within the city. Westhaven sits on 1,500 intentionally designed acres where the streets are a little narrower than you might expect, the front porches are built wide enough for a porch swing, and green space is everywhere you look.
This community was designed around two core ideals: convenience and community. Whether you're hopping on your golf cart to grab groceries, dropping the kids at school, heading to a doctor's appointment, or just strolling over to a neighbor's house for sweet tea on the front porch — Westhaven is built for that kind of daily life. Walking trails weave throughout the neighborhood so you can get to know the outdoors and the people who live around you.
The Amenities: Why It Feels Like a Permanent Vacation

The number one reason people are moving to Westhaven is the lifestyle. The amenity package here is genuinely impressive — the kind of thing that would cost you a resort fee anywhere else.
At the heart of the community is a 15,000 square foot Residence Club. Inside you'll find a fully equipped fitness center, a 37-seat movie theater-style room, and drop-in daycare. Outside, the resort-style pools are the real showstopper — including a 119-foot water slide and a lazy river. Big hit with the kids. Big hit with the adults, too.
Beyond the Residence Club, Westhaven has pickleball courts, tennis courts, and a packed community events calendar. One of our favorites is Porchfest — an annual community event where the whole neighborhood comes out and the front porches come alive. If you want to know what Westhaven's culture actually feels like, Porchfest is the place to experience it.
And if you're a golfer, Westhaven has you covered in the best possible way. The Westhaven Country Club features a beautifully designed 18-hole course by legendary architect Arthur Hills. Living here means your golf game is a golf cart ride away.
The Homes: No Two Look the Same

One of the things that surprises people most about Westhaven is the architectural variety. This is not a cookie-cutter neighborhood. Every house looks different, and that variety is a huge part of what gives Westhaven its charm.
You can find everything from chic, low-maintenance condos to large, luxurious estate homes — and every style in between. Some streets feel like coastal Charleston. Others look like they came straight out of a Southern Living magazine spread. The builders working in Westhaven are genuinely some of the best in Middle Tennessee, and it shows in every detail.
That range of home styles also brings a wide variety of residents — different walks of life, different age groups — which makes for a richer, more interesting community than you'd find in a neighborhood with only one type of home.
The Honest Drawbacks
No place is perfect, and Westhaven is no exception. Here's what we hear most from buyers who decide it's not the right fit.

The Price Premium
Westhaven isn't overpriced compared to Franklin at large, but there is a real price premium when you compare apples to apples. Take the same house in Franklin proper versus Westhaven, and you will pay more for the Westhaven address — because you're buying into the amenities and the lifestyle, not just the square footage. Most single-family homes here are north of $1 million, though we recently went under contract on a townhome at $900K. What you're paying for is the community, and for many buyers, it's absolutely worth it.
HOA Fees
Westhaven has HOA fees, and that's a sticking point for some buyers — especially those relocating from out of state who have had bad experiences with HOAs elsewhere. Here, the fees exist to keep the community looking exceptional and to fund those world-class amenities. They range from $100 on the low end to $350+ depending on your road frontage and property type. Once buyers understand what those fees actually cover, most come around quickly.
Ongoing Construction
There's still active construction in Westhaven. A 55-and-up community is currently being built near the front of the neighborhood — which is great news if you have parents looking to be nearby and want a low-maintenance option for them. But it does mean you'll hear some construction noise until approximately 2031.
Lot Sizes
This is the most common dealbreaker we hear. When a community is designed around walkability and tight-knit living, you're trading elbow room for connection. If lot size is a top priority — if you want real space between you and your neighbors — Westhaven may not be your fit. It's a real tradeoff, and it's worth being honest with yourself about before you fall in love with the rest of it.
So Is Westhaven Right for You?

Here's how we think about it: if you want to step out your front door and immediately feel connected to a neighborhood — especially when you're moving from out of state and don't know anyone yet — Westhaven might be the single best place in Franklin to plant your flag. It's built for community in a way that most neighborhoods aren't, and that matters more than people realize when you're starting over somewhere new.
But if lot size is non-negotiable, your budget is tighter, or you prefer a quieter, more spread-out lifestyle, there are plenty of other great pockets in Franklin where you'll feel right at home. We know all of them.
