The Best Walkable Neighborhoods in Downtown Franklin, Tennessee
Full video here: https://youtu.be/2dhsnXAeblI
Downtown Franklin has some of the most charming and walkable neighborhoods in all of Middle Tennessee. Whether you're drawn to historic homes with old-growth trees, new construction with modern finishes, or a low-maintenance lock-and-leave lifestyle right on the square. Downtown Franklin has something for every type of buyer at nearly every price point.
I'm Casey Wallace with Wallace Group, and today I'm sharing my three favorite walkable locations in downtown Franklin. These are the spots I take relocation clients when they want to feel what it's actually like to live in the heart of this town.
1. West Main Street

West Main Street is one of the most iconic addresses in all of Franklin, Tennessee. As you drive toward downtown, you'll pass some of the most recognizable and beautifully maintained historic homes in the entire city. These homes sit on larger lots than you'd expect for being this close to downtown — which is part of what makes this street so special. You get genuine historic character without the tight quarters.
One of my favorite things about West Main is how much the residents take pride in their homes — especially during the holidays. It's not unusual to drive down West Main and see stunning displays of pumpkins in the fall, then Christmas decorations that genuinely stop you in your tracks. It's the kind of street that feels magical no matter the season.
Location-wise, you're only one block away from Five Points, putting you within easy walking distance of some of Franklin's best restaurants, coffee shops, and boutiques. If you've ever dreamed of a historic home where you can walk to everything, West Main Street should be at the top of your list.
- Style: Historic homes on larger in-town lots
- Vibe: Iconic, established, close-knit
- Walkability: One block from Five Points
- Best for: Buyers who want classic Franklin character and true in-town convenience
2. The Columbia Avenue Corridor (Adams Street Area)

Tucked between Columbia Avenue, Lewisburg Pike, and Carolyn Avenue is one of downtown Franklin's best-kept secrets — a pocket of streets that genuinely feels like a neighborhood in the best possible way. This is the area that surprises people most when we take them through it for the first time.
You've got established trees lining the streets, a warm and quiet residential atmosphere, and a mix of both new construction and historic homes sitting side by side. The price range here is one of the widest in downtown Franklin — you can find something in the $700K range or go all the way up to $5 million depending on what you're looking for. That variety creates a real community with different walks of life and different age groups, which gives this area its character.
There's also active development happening here, with new sidewalks going in that are making the whole corridor even more walkable than it already was. If you want the quaint feeling of a true neighborhood — streets you'd want to walk in the evening, neighbors you'd actually know — this is the area that delivers it closest to downtown Franklin.
- Style: Mix of historic cottages and new construction
- Vibe: Quiet, neighborhood feel with mature trees and wide sidewalks
- Price range: $700K – $5M
- Best for: Buyers who want a neighborhood feel without sacrificing walkability to downtown
3. The Brownstones at Second Avenue

If you want to be as close to Franklin's downtown square as physically possible, The Brownstones at Second Avenue is your answer. These three-story townhomes are the most iconic living option in all of downtown Franklin — and they have the location to match.
Living in a Brownstone means Pin Bakery and Slice House are literally feet from your front door. Main Street Franklin — with all its boutiques, restaurants, festivals, and events — is a short stroll away. You park your car, and you live your life on foot. That's the appeal.
Some of the units are more updated than others, so it's worth knowing what you're looking at when you tour. But the architecture is timeless, the private garages are a major plus, and the interiors are spacious for a townhome product. For buyers who want a lock-and-leave lifestyle — head out for dinner, catch a festival on the square, come home — there's no better setup in all of Franklin.
- Style: Three-story luxury townhomes
- Vibe: Urban, walkable, low-maintenance
- Walkability: Steps from Main Street, Pin Bakery, and Slice House
- Best for: Buyers who want maximum proximity to downtown with a lock-and-leave lifestyle
Which Downtown Franklin Neighborhood Is Right for You?

All three of these locations put you in the heart of what makes Franklin so special — but they each deliver a different version of that experience.
If you want a historic home on a generous lot with real holiday magic, West Main Street is your street. If you want a true neighborhood feel with walkability and a wide range of home styles and price points, the Columbia Avenue corridor is the move. And if you want to be as close to the action as possible with a low-maintenance, lock-and-leave lifestyle, The Brownstones deliver that better than anywhere else in town.
There is something for everyone in walkable downtown Franklin — you just have to know where to look.
