You've probably heard all of the generic things — great schools, beautiful luxury homes, safe neighborhoods. And yes, both Franklin and Brentwood check every one of those boxes. But if you're relocating to Middle Tennessee and trying to figure out which town actually fits your family, the surface-level stuff doesn't help you decide.

We're Kyle and Casey Wallace with Wallace Group. We know both of these communities like the back of our hand. And while there's a lot of information you can find online, there's nothing quite like hearing it from people who actually live and work here. Today we're taking a real deep dive into both towns, the uncovered pieces, so you can figure out which one is right for you.

The Biggest Difference: Franklin Has a Downtown Square

If there is one thing that truly separates Franklin from Brentwood, it's this: Franklin has a proper downtown, and Brentwood doesn't.

The Franklin Square is magical. It's the first place we take anyone who comes to visit, and it's almost always the thing that seals the deal. Walk through the boutique shops, stop into White's Mercantile for a souvenir or a gift, grab a table at Gray's on Main for lunch. There's a reason Franklin keeps landing on national "best small towns" lists — the downtown experience is real, it's walkable, and it becomes a core part of daily life when you live here.

Brentwood is intentionally different. It's a residential community — quieter, more private, and without a central downtown square by design. For many families, that's exactly the appeal. But this is the defining characteristic that shapes everything else about how the two towns feel day to day.

Shopping and Dining: Two Different Experiences

Both Franklin and Brentwood have a vibrant, family-friendly atmosphere with no shortage of great restaurants and things to do. But where your errands, grocery runs, and date nights take you will feel different depending on which town you're in.

Franklin's retail is concentrated around the downtown square and the Cool Springs corridor — Whole Foods, local boutiques, farm-to-table dining, and everyday conveniences without ever feeling like you're in a big city. Brentwood sits about 15 minutes from Green Hills, giving you a more elevated, upscale shopping experience — high-end retail, major department stores, and some of Nashville's best restaurants. If proximity to Nashville and a polished shopping scene matters to your family, Brentwood has the clear edge.

Private Schools Worth Knowing About

Both towns feed into Williamson County Schools, which is consistently ranked among the top public school districts in the entire country. But for families considering private education, Franklin has a strong lineup to know about.

A few worth mentioning specifically:

  • Grace Christian Academy — a well-established private Christian school in the Franklin area
  • Franklin Christian Academy — another strong option with a faith-based focus
  • Battleground Academy — one of Middle Tennessee's most respected college-prep schools

If private school is a priority in your search, Franklin gives you more options closer to home.

Real Estate: Home Styles, Lot Sizes, and Price Points

This is where the two markets feel most distinct. Franklin offers an incredibly wide range — from new construction communities and planned neighborhoods to historic homes near the square and sprawling farmland estates. Whether you want a walkable community with a pool and trails, or 10 acres of privacy out in the country, Franklin can deliver it.

Brentwood leans more custom. You'll find larger lots, more established neighborhoods, and architecturally distinct homes — less cookie-cutter, more bespoke. There is farmland in Brentwood, but not on the same scale as what you'll find on Franklin's outskirts. The luxury price point in Brentwood typically starts around $2 million and can go as high as $10 to $15 million for estate-level properties. It's a genuinely competitive, high-caliber market.

The Outdoor Lifestyle

One of the things that surprises people most about this area is just how outdoor-friendly it is. As an active family of six, we are constantly on the trails — and that's something both Franklin and Brentwood do exceptionally well.

Drive through almost any neighborhood in either town and you'll see kids on bikes, families walking dogs, people actually outside and connected to their community. Both towns have invested heavily in greenways, parks, and trail systems. It's the kind of thing that's hard to put into a data point, but it makes a real difference in your daily quality of life.

So Which One Is Right for Your Family?

Here's the honest answer: it really all depends on what you're looking for in this move to Middle Tennessee.

Franklin might be your town if:

  • You want a charming downtown you can walk to on a Saturday morning
  • You're drawn to a strong sense of community character and local identity
  • Private school access closer to home is important to your family
  • You want variety in home styles and price points
  • You love the idea of a neighborhood where kids are outside and people know their neighbors

Brentwood might be your town if:

  • Quick access to Nashville is a priority for your commute or lifestyle
  • You want a country club lifestyle with a more custom home on a larger lot
  • You prefer a quieter, more residential feel without a busy downtown nearby
  • You want proximity to Green Hills and Nashville's upscale dining and retail

Either way, you're choosing one of the best places to live in the entire country. The question is just which version of that life fits your family best — and that's exactly what we're here to help you figure out.
